The role played by the evaluator is to provide an objective, neutral and objective opinion on the “value” of real estate. An assessment involves research in the market area, plus collection and analysis of relevant information on the property. Provide a written evaluation report generally consists of a description of the property and its location. They will come to the house to see the number of rooms, measuring the size of the house and see all the accessories such as a fireplace, porch, pool or garage. The Appraiser’s will then compare the property with other homes that have sold recently in the same area with similar features. The Appraiser’s estimate what the home could sell for. A mortgage lender usually requests an appraisal on the property. The mortgage value is often based on this value.

Home Inspections 101:
Controller role is to provide an objective, neutral and objective opinion about the “current status” of the property. The inspector will carry out a visual inspection of the home and its systems, listed as a structural / mechanical inspection. The goal is to give the client a much better understanding of the physical condition of the structure than would otherwise be known. Additional services may include pools, spas, barns or other structures, docks or sea walls, wood destroying insects, foundation reviews, and the lawn sprinkler. The inspection company may also offer environmental services such as Mold Testing / air quality.
